    AI Apartment Layouts: The Most Common Mistake

    Over the past year, artificial intelligence has moved quickly into home design — dozens of tools now exist worldwide that generate an apartment layout in seconds based on square footage, room count, and preferences. The global market for AI renovation-planning tools is growing more than 20% a year and is expected to reach several billion dollars by 2030.

    In Bulgaria, this wave is still ahead of us. Studies show that only about a fifth of Bulgarians use artificial intelligence at all, and the share among companies is even lower — construction is among the least-adopted sectors. What's already happening here is focused mainly on property search — platforms with AI search by natural language instead of filters.     The bathroom is a telling example. An AI-generated layout might convincingly move the toilet to the other side of the room, or suggest a shower where there's no existing sewage access. Waterproofing, floor slope toward the drain, ventilation shaft placement, and minimum clearances around each fixture — these are all physical constraints of the specific apartment that the AI model can't see, because it works only from an image or sketch, not the actual infrastructure behind the walls. The bathroom is precisely the room where the gap between "looks good" and "can be built" is most expensive to discover — if it's discovered only once the contractor is already on site.

    There's a third gap, rarely mentioned. Every layout is a compromise — between one person's vision, the realities of the space, and someone else's boundaries. When more than one person lives in the home, different visions have to be reconciled into a single decision everyone can walk away from with confidence. Artificial intelligence doesn't listen and doesn't sense that tension — it generates an option based on set parameters, but it can't mediate between people.
